Industrial Facility Verification When The 3D Model Stops Reflecting Reality

The Brief

The Situation

A precision laser scan captured existing conditions before a major process upgrade. The verified point cloud was delivered to designers as their spatial reference, alongside an interactive virtual tour. As construction progressed, a column clash was discovered — with multiple parties involved, the client needed a clear picture of where things stood before costs escalated further.

The Consequence Addressed

Conflicts discovered during construction carry real cost. Findings — missing pipework, relocated columns, a new electrical building — were presented to the client and engineers, and resolved before installation continued.

What Phase Established

Phase returned to site, scanned the construction mid-build, and overlaid it against the original using survey control — revealing what had changed, moved, or been added. The designer’s model was aligned to the same grid, and a reliable clash check followed.

The Approach

The Point Cloud Is The Truth

A model is an interpretation of physical reality — not a record of it. When decisions are made from the model alone, the gap with reality grows quietly until it surfaces on site.

One Verified Reference

Original scan, intermediate scan, and designer’s model — aligned on one survey grid for the first time — made a reliable check possible.

A Recommendation For Every Build

Progressive scanning throughout construction catches conflicts while still resolvable in design, ending in a no-surprises as-built record.

Precision Baseline Survey

Site scanned and tied to control before construction began.

Construction Begins

Multiple parties on site; a column clash is discovered.

Phase Returns To Site

Intermediate scan captures the build mid-construction.

What Had Changed — Established

Comparison reveals what moved, changed, or was added.

Designer's Model Aligned

All three datasets aligned on one grid for the first time.

Findings Presented And Resolved

Conflicts identified, agreed, and resolved before work continued.

The Standard

Every check made against the point cloud, not the model.

The Review

Findings discussed openly with the client and their engineers.

The Outcome

Conflicts resolved before installation continued.

The Result

A clear picture of where the project stood — and why the point cloud stays the reference throughout.

Construction not matching what was designed?

A short conversation is often enough to establish whether Phase can help.
